If you’ve ever admired the pristine fairways of a championship golf course or the lush, velvety lawns of the Hamptons, you’ve seen what’s possible with the right turf care program. Achieving that level of perfection is the result of a highly detailed, science-driven process that unfolds over an entire season (and often longer).
Here’s a behind-the-scenes look at how Mahoney grows and maintains those truly exceptional Hamptons lawns.
Perfect lawns start with a detailed agronomic calendar and operations plan.
A flawless lawn is not created with occasional treatments or guesswork. It’s built through an agronomic program that’s structured, proactive, and carefully timed. Mahoney’s proprietary agronomic calendar maps out every step, ensuring that each application happens exactly when it should.
Precision in every step delivers maximum effectiveness while maintaining safety and consistency.
wo dedicated Mahoney team members are in the field all day, every day throughout the season, inspecting lawns and applying treatments with care and accuracy.
Each visit is intentional:
Every square inch of turf is inspected during each property visit.
Multiple experts are committed to a singular standard of excellence.
Every property managed by Mahoney benefits from a team of experts collaborating to produce excellent results.
Our turf program is led by Anthony Schiano, a NY Certified Commercial Pesticide Applicator, who manages scheduling, applications, and overall turf health. Anthony is known for walking every inch of a property, scanning closely for even the smallest irregularities, because the smallest issues, if caught early, are the easiest to correct.
Anthony says, “This is my knack. I totally love what I do. The chemistry is fascinating to me—it’s like magic.
“This will be my fourth summer with Mahoney, making perfect picture lawns. I cover every square inch of turf on every client’s lawn. I’m constantly evaluating what’s problematic now, and what might become an issue. Our team takes care of the soil and focuses on minimizing pests or anything that could hinder the health of the lawn. At every visit we make it a little better.
Anthony Schiano leads Mahoney’s turf care program.
“To inspect the lawn, I always start at the perimeter, take my time, walking through the lawn step by step, looking with intention until I see something out of the ordinary,” Anthony says.
Fun fact about your lawn: Anthonys says your property likely has many different grass varieties, depending on sun exposure.
Mahoney account managers, including Michael Maskiell, collaborate with Anthony to keep clients informed about turf care applications.
Michael’s account management role bridges technical expertise and client communication, ensuring that each property performs well agronomically, and also meets your aesthetic vision. Michael also oversees the mow crew and horticultural maintenance crew that service his clients.
Michael has been with Mahoney for 17 years, and previously worked in golf course turf management for 10 years at two East End golf courses.
“Residential grass is a different species than golf course turf,” says Michael, “but the eye on detail, the agronomy aspect, and protective practices are the same.”

“What I love about working with Mahoney, is the personal connection that we have with our clients,” Michael notes. “I value the trust that clients place in my hands. Having a personal relationship with homeowners helps me understand what’s important to them, their design preferences, and their special interests, so we can provide exceptional service that meets their individual needs.”
Timely preventative treatments help create truly exceptional, lush, green lawns.
The best lawns aren’t just treated—they’re protected. Much of the work Mahoney’s turf team does is preventative. When done correctly, many common issues never become visible problems.
Application timing is critical. Missing a treatment window by even a few days can affect the entire season, so consistency and adherence to schedule are extremely important. Real-time adjustments are possible due to frequent monitoring.
And finally, a commitment to doing things the right way and thoroughly, even when it takes more time.
Implementing a highly structured, agronomic turf care program is essential for a beautiful green lawn. This includes precisely timed fertilization, proactive weed and pest control, and continuous monitoring throughout the season. The goal is to create a lawn that is dense, uniform, and consistently healthy—not just temporarily green.
Mahoney’s full-season program includes approximately 15 applications. These range from pre-emergent weed control in early spring to fertilization, grub control in summer, and root-strengthening treatments in the fall. Additional services are added as needed based on the lawn’s condition.
No. Every lawn is fully customized. Factors like soil health, sun exposure, grass type, and existing issues all influence the program. What works for one property may not be right for another.
Preventative care means addressing potential issues before they become visible problems. Many treatments—like pre-emergent weed control or grub prevention—are timed specifically to stop issues before they start. This is one of the biggest differences between an average lawn and an exceptional one.
If a lawn is newly introduced to a high-level program, it can take 12–18 months to fully restore health, density, and uniformity, especially if issues like thatch buildup, invasive grasses, or soil health need to be addressed.
Some challenges require targeted strategies:
Our program is led by a New York state-certified Commercial Pesticide Applicator who oversees all applications and scheduling. Account managers with extensive turf experience conduct inspections and communicate with clients. Multiple experts review each property to ensure nothing is overlooked.
We calibrate all equipment for precise application rates, perform regular maintenance, and apply treatments carefully often through targeted spot treatments instead of blanket applications. Afterward, we clean hard surfaces to ensure materials do not stain hardscape elements.
What types of weeds and issues do you treat? We manage a wide range of turf challenges, including broadleaf weeds, invasive species like nutgrass, and more complex issues such as bentgrass. Each problem requires a specific, targeted approach. Most Southampton lawns are a blend of Kentucky bluegrass and tall fescue. Shadier areas may include Chewings Red fescue or fine fescue. Managing these variations is key to achieving a consistent, uniform appearance.
Yes. We prioritize safety by using the lowest effective pesticide and herbicide levels and following all regulatory guidelines. Clients are informed about each application, including timing and reentry guidelines, so everyone can remain safe.
Many treatments must be applied within specific windows, typically just a few weeks. Missing these windows can reduce effectiveness and impact the entire season’s results. That’s why we follow a strict operations calendar.
Not always. While we do targeted spot treatments for visible issues, much of the program is preventative. A well-managed lawn often avoids problems before they ever appear.
The Mahoney difference is in the level of detail, expertise, consistency, and frequency of inspections and applications. From certified applicators and customized programs to precise scheduling and proactive care, every step is designed to deliver the highest standard of turf quality.
For Hamptons homeowners seeking a truly exceptional lawn, the answer is yes. Achieving that level of quality requires more treatments, more expertise, and more attention to detail—but the results are noticeably superior.
